The 20-Minute Garage Door Maintenance Checklist

Twice a year, these 20 minutes prevent most of the garage door repairs we see in Charlotte. Lubrication, balance test, safety reversal and what to look at.

Most of the repair calls we take in Charlotte started as something small. Twice a year — spring and fall are convenient — do this.

1. Look and listen (2 minutes)

Run the door through a full cycle and watch it. It should move smoothly, without jerking, scraping or a lean to one side. Grinding, popping or squealing all point to specific parts. Look at the cables on each side for fraying, the rollers for cracks or flat spots, and the springs for rust or gaps in the coil.

2. Tighten hardware (5 minutes)

A garage door moves thousands of times a year and vibration loosens things. With a socket wrench, snug the bolts on the roller brackets and the track brackets. Don't touch anything attached to the springs or the red-painted bottom brackets — those are under tension.

3. Lubricate (5 minutes)

Use a silicone or lithium-based garage door spray, not WD-40 (it's a solvent and dries parts out). Spray the springs, the hinges, the roller bearings (not nylon roller wheels) and the opener's chain or screw. Wipe the tracks clean instead of lubricating them — grease in the track collects grit.

4. Balance test (3 minutes)

Close the door, pull the red emergency release cord, and lift the door by hand to about waist height. Let go. A balanced door stays put. If it drifts down, the springs are losing tension; if it shoots up, they're over-wound. Either way, book a spring adjustment — a door out of balance wears out the opener fast.

5. Safety reversal test (2 minutes)

Reconnect the opener. Lay a 2×4 flat on the floor in the door's path and close the door. It must reverse on contact. Then start closing and wave a broom through the sensor beam — the door should reverse immediately. If either fails, stop using the opener until it's adjusted.

6. Weather seal and bottom (3 minutes)

Check the rubber seal along the bottom for cracks and the strips along the sides and top for gaps. Worn seals let in water, pests and the weather, and a stiff, flattened seal adds drag the springs weren't sized for.

If anything in step 1, 4 or 5 is off, that's the moment to call. Our free 25-point safety inspection covers all of this and more with every repair in Charlotte.
